How to read this

Where do these numbers come from?
They are computed from the active listings published on this site at the time the page was generated — nothing is estimated, modelled or bought in. Each figure below states the number of listings it was calculated from, so you can judge how much weight it carries.
Is this the same as an MLS market report?
No, and the difference matters. An MLS report covers every transaction in a market, including sold prices. This covers the homes currently listed on Domestic Real Estate and their asking prices. It is a useful read on what sellers are asking here; it is not a market-wide sold-price statistic.
Why is my city not shown?
A city only appears once it has enough active listings for a median to mean anything. With three or four listings, a single unusual home moves the number so far that publishing it would mislead you.
How often does this update?
It is rebuilt from live inventory each time the page is regenerated, so it moves as listings are added, repriced and sold. The date it was computed is shown at the top.
